Preconstruction Manager in Dallas – Position Description: 

As the Preconstruction Manager, your role involves establishing strong, professional relationships with clients, project teams, the A/E Community, and subcontractor partners. Your primary responsibilities include ensuring detailed and comprehensive preconstruction bids and devising solutions for challenges inherent in complex commercial projects. You will conduct construction estimating, budgeting, and bidding for assigned projects. Moreover, you will collaborate with architects, clients, business development, and operations staff to clarify project objectives, schedules, and other pertinent information.

Your duties extend to developing hard bids or negotiated work pricing proposals in response to specific CSP or CMAR proposal requests. This involves obtaining necessary cost information from reliable subcontractors and material suppliers to meet project requirements. Furthermore, you will maintain communication with subcontractors to ensure a sufficient supply for upcoming projects. To excel in this role, a proactive, results-oriented approach and effective communication skills are essential. 

Essential Functions of a Preconstruction Manager:   

  • Oversee project estimate preparation, ensuring completeness and accuracy of subcontractor bids. 
  • Manage multiple bid projects, providing superintendent oversight for timely and quality completion. 
  • Act as a precon manager, liaising between Owner, Architect, Consultants, and Construction team for compliance with GMAX, Cost Plus, or Stipulated Sum bid proposals. 
  • Collaborate with assistant project managers, project coordinators, and project engineers to ensure bidding and project files’ accuracy. 
  • Lead the team to achieve successful and profitable project awards. 
  • Establish and maintain excellent client relationships and effective working relationships with project stakeholders. 
  • Review plans and architectural drawings, preparing quantity take-offs for assigned projects. 
  • For negotiated work, conduct a comprehensive review of plans, identify omissions, and ensure accurate accounting in the estimate package. 
  • Solicit subcontractor bids, obtaining 3-5 bids for each trade and supplier group, and analyze bids for conformance. 
  • Follow approved estimating practices consistent with company guidelines. 
  • Maintain knowledge of trends and changes in construction codes to ensure complete bids. 
  • Utilize software programs for estimating and track estimates, attending client meetings as requested.
  • Provide additional services as directed, including change order pricing and site visits. 
  • Review data to determine material and labor requirements, computing cost factors and preparing estimates. 
  • Conduct special studies for standard hour and cost data and cost reductions. 
  • Consult with clients, vendors, and other individuals to discuss and formulate estimates. 
  • Interface with internal teams for support and commitment to cost estimates. 
  • Organize and manage a centralized cost estimating database, ensuring historical data utilization. 
  • Analyze completed projects for cost comparisons, providing improvement recommendations to reduce discrepancies. 

Requirements for this Position

Who Should Apply for the Role of Preconstruction Manager in Dallas:

  • Bachelor’s degree in construction engineering or management. Or equivalent work experience, plus 5 years of general construction estimating experience in interiors, K-12, Healthcare, Higher Education, or Commercial New building projects.

  • Proven working experience with Procore, Bluebeam, MS Projects, and Negotiated CMAR contracts, demonstrating expertise in analyzing information, commercial construction estimating, planning, and reporting.
