We are presently seeking a seasoned Project Manager for a General Contractor, who will manage commercial construction projects in Texas.
Project Manager Position Description:
This position is situated at their office in Boerne, TX, and will primarily focus on projects in Texas, with occasional involvement in other states. They provide an appealing compensation package, including a competitive base salary commensurate with experience, complemented by various employee benefits and periodic supplemental bonuses, contingent upon executive approval.
Essential Functions of a Project Manager for a General Contractor:
- Coordinate and supervise all essential resources throughout the entire construction lifecycle, from project initiation to completion.
- Participate in the conceptual development of construction projects, engaging in preconstruction activities and pre-bid meetings.
- Analyze project specifications to formulate comprehensive plans for procedures, estimates, schedules, and staffing requirements across all project phases.
- Plan, schedule, and coordinate construction project activities to meet critical deadlines.
- Prepare and present budget estimates, progress reports, and cost tracking reports.
- Define precise project scopes for subcontractors and vendors.
- Regularly engage with clients and architects to provide updates on work progress and budget matters, proactively identifying and resolving issues.
- Collaborate with supervisory personnel and subcontractors, providing direction on work procedures, interpreting specifications, and coordinating construction phases to prevent delays.
- Conduct regular visits to project sites, collaborating closely with superintendents to ensure adherence to established cost, schedule, regulatory, safety, quality, and operational requirements.
Position Requirements:
- Proven expertise in managing commercial projects within the $2-10 million range.
- Possession of a bachelor’s degree in construction management or a related field, or equivalent compensating experience.
- In-depth understanding of construction practices and methods, covering contracts, estimating, specifications, codes, scheduling, safety, technology, and equipment.
- Readiness and capability to travel as necessary.
- Successful completion of a driving background review.
- Proficiency in computer skills.
- Mandatory OSHA 10 and First Aid/CPR training; OSHA 30 certification preferred.
